Reservation conditions & House rules

Reservations are subject to availability and confirmation of payment. To confirm the reservation, the guest must pay the relevant amount in accordance with the conditions applicable to the accommodation. The amounts for reservation costs, deposit, cleaning costs and other costs are stated where applicable.

Payment & Deposit

A deposit is required to cover any damage to the property. A deposit of €500 will be retained upon check-in, if this is done in person, or at least 48 hours before the start of the reservation, online, if check-in takes place. No charges will be made to guests, consisting of a deduction that prevents them from accessing these funds until the deduction is cancelled.

A deposit % of the total amount is required at the time of booking. The remaining amount must be paid within certain days before the check-in date. If the total amount is not paid on time, the owner reserves the right to cancel the booking. The customer will always lose the deposit.

If no damage to the property is found during the stay, the deposit will be cancelled after check-out using the same credit card, which will take place no later than 7 days after check-out.

If the property is not in the same condition, the deposit amount will be retained until the damaged items have been paid for.

The reservation may be cancelled if it is not possible to obtain authorization to withhold the deposit. It is therefore important that guests ensure that their credit card is valid and has sufficient funds. If it is not possible to withhold the deposit, the customer will be notified by email or text message and will have 12 hours to use another payment method.

All prices include the applicable statutory VAT.

Payment options: Reservations can be paid with credit card or by bank transfer.

Guests are also subject to the special rules that apply to the accommodation.

Pre-check-in

After completing the reservation, the reservation holder will receive an email and/or text message with the reservation confirmation and important information about the accommodation and additional services.

Guests are asked to fill in an accommodation form, which is very important for preparing for their stay.

The accommodation form asks for details such as arrival time, the total number of people staying – so that we can provide the correct amount of bed linen and towels – and mandatory information regarding foreign services and borders.

Guests must indicate the exact number of people on the accommodation form. The number of guests indicated on the reservation may not exceed the number of guests present in the accommodation. If the number of guests exceeds the limit, the owner reserves the right to ask the guests to leave the accommodation without any compensation or refund of the costs paid.

The owner cannot be held responsible for the incorrect completion or non-completion of the Accommodation Form. Any attempt to alter and/or violate the original information will invalidate the Accommodation Form and result in the cancellation of the reservation.

Cancellation policy

After making a reservation, the deposit is non-refundable. The guest pays a certain percentage of the total reservation amount. The remaining amount must be paid within the certain days before check-in. If a reservation is made in less than the certain days before the check-in date, the full amountmust be paid.

Conditions of stay

The person named on the booking must be at least 18 years old and stay in the booked accommodation for the entire duration of the stay. Guests under the age of 18 can only be accommodated if they are accompanied by an adult in whose name the reservation is made. The person who made the reservation must provide a valid address, telephone number and email address.

Pets (of any breed, size or age) are not permitted in the accommodation.

Smoking is strictly prohibited throughout the whole accommodation.

The owner reserves the right to request guests to leave the accommodation without any compensation or refund of the costs paid in the event of non-compliance with the terms and conditions and/or house rules.

Registration of guests

In accordance with Article 45(1)(a) of the Convention implementing the Schengen Agreement, the accommodation of foreign nationals must be reported to the immigration and border services, meaning all persons who do not have Portuguese nationality.

For the purposes of the previous paragraph, all guests of foreign nationality must provide all information relating to their identity via the accommodation form no later than the day of arrival.

The guest must inform the owner of any damage to the accommodation, furnishings, equipment or accessories that occurred during their stay, even if the guest believes that the damage is the result of normal wear and tear and is not their responsibility. If the guest does not inform the owner of such damage, they may be held liable for it.

Check-in and check-out

Upon check-in, the identity documents of the person who made the reservation and of all foreign guests will be requested to confirm the information provided.

Unless otherwise agreed, the accommodation can be occupied between 4 p.m. and 8 p.m. on the day of arrival. For later check-ins (after 8 p.m.), it is advisable to notify us in advance to avoid any problems.

Check-out is possible until 11:00 a.m. and all guests must leave the accommodation before the agreed time. Guests are requested to indicate their desired check-out time so that someone can be present if necessary.

If no one is available at the time of check-out, guests may simply leave the accommodation and close the door. Guests must NOT leave the keys in the door lock. Guests must leave all keys in the accommodation upon check-out.

When leaving the accommodation, the guest must ensure that all windows are closed and the air conditioning and lighting are switched off.

If the guest refuses to leave, the owner reserves the right to enter the accommodation, remove their belongings, replace the locks and take other necessary measures. (The guest is responsible for the costs of such measures).

Any changes to departure and arrival dates and times must be confirmed by the owner. In the event of a delay, without prior notice and without confirmation from the owner, a surcharge equal to one night's stay will be added to the deposit amount.

Additional charges will be applied for lost keys or blocked locks. The charges are as follows:

Lost keys (price per key) - 60 euros

Emergency visit (between 9 a.m. and 6 p.m.) - 20 euros Emergency visit (between 6 p.m. and 9 a.m.) - 45 euros

If it is necessary to call a locksmith, the guest is responsible for the full amount charged by the service provider. The service provider's fee is based on the complexity, materials, time spent and other variables.

The owner is not responsible for items left in the flat after the guest's departure. Items found in the flat can be returned upon request. The guest is fully responsible for all costs associated with returning their items.

Cleaning, sheets and towels

The accommodation is cleaned before guests arrive. The owner's basic service includes a set of towels, bed linen and some toiletries for each booking.

Additional cleaning services and products, including changing bed linen and towels, are available at an extra charge.

Guests are required to keep the accommodation as tidy and clean as possible and to leave it in the best state of cleanliness upon check-out so that the owner can welcome the next guest.

Guests are not permitted to leave rubbish in the accommodation, at the door of the accommodation or outside the door of the building (if applicable), but must use the rubbish bins on the street designated for this purpose.

Equipment, furniture and items in the accommodation

If an appliance is not working or if the guest does not know how to use certain equipment in the accommodation, they can contact the host.

It is not permitted to make any changes to the accommodation or its contents.

The leisure accessories provided, such as board games, cards, dice, books and others, belong to the accommodation and may not be removed from it. All items in the accommodation are the property of the owner and may not be moved or removed from the accommodation during the stay.

The owner is not responsible for items left in the apartment after the guest's departure. Items found in the apartment can be returned upon request. The guest is fully responsible for all costs associated with returning their items.

Swimming pool

Use of the saltwater swimming pool is entirely at your own risk. The landlord is not liable for accidents, injuries or damage resulting from use of the swimming pool. Guests are responsible for their own safety and that of their companions. Children may only use the swimming pool under adult supervision.

The swimming pool contains salt water and the water filtration is fully automatic. The heating can be switched on upon request. The depth of the swimming pool varies from 120 to 150 cm and the shallow area is approximately 35 cm deep.

Please use the swimming pool safely. Jumping and diving from higher platforms or from the terrace is strictly prohibited! Glassware in or around the swimming pool is not permitted!

Please use the outdoor shower to rinse off sunscreen and keep the water clean. Avoid eating, drinking, lotions or oils in the swimming pool.

Only registered guests are allowed to use the pool.

By using the pool, guests accept full responsibility for their safety and property.

Maintenance and special requests

Any problems in the accommodation (e.g. electrical problems, faulty equipment, water leaks) must be reported immediately to the host by email or telephone. Depending on the problem, the solution may take up to 72 hours or longer if external services are involved.

With respect for the privacy of guests, the host reserves the right to enter the accommodation at any time, if necessary, for inspections, repairs, maintenance and emergencies.

Noise, illegal activities, safety

According to the law, between 10 p.m. and 8 a.m. is the night-time quiet period, during which guests must be quiet. This accommodation does not accept stag parties or similar events. No drugs, fireworks or behaviour that violates Portuguese law.

The guest whose name appears on the booking confirmation email is responsible for the behaviour of the entire group and undertakes to avoid any illegal activity. Guests are responsible for their own safety during their stay with the host.

Guests may not violate the owner's privacy or publish anything that could allow third parties to discover the address of the property or the identity of the owner (even if this information is already public).
